Elpais.es: A fines del pasado junio, el magnate norteamericano Joseph E. Robert acordaba invertir 26,5 millones de dólares en la inmobiliaria argentina Ecipsa, con importantes desarrollos en marcha. Sólo un mes después, el presidente argentino, Néstor Kirchner, le abría las puertas de su despacho oficial. Robert contó con un introductor de lujo, el ex presidente José María Aznar, asesor del promotor y testigo de dicha entrevista oficial.
José María Aznar asesora a tres imperios empresariales extranjeros: uno dedicado a los medios de comunicación, otro a las inversiones financieras de alto riesgo y el último, destapado en Argentina el miércoles, al negocio inmobiliario. Argentina es la tierra prometida del inversor inmobiliario. "En los próximos años el crecimiento del sector de la construcción e inmobiliario será tan importante como el que tuvo en España hace 20 o 30 años, cuando fue descubierta por los ingleses y los alemanes y se estableció un sistema de crédito que les permitió la inversión. Argentina es un lugar especial para la inversión inmobiliaria porque los precios no han alcanzado todavía los valores mundiales".
El diagnóstico es del presidente de Ecipsa, Jaime Garbansky. Este empresario argentino y el magnate norteamericano Joseph E. Robert difundían el pasado 28 de junio su maridaje societario. El grupo norteamericano JER invertiría 26,5 millones de dólares en Euromayor, filial de Ecipsa. Se trata de su primera inversión en Suramérica.
El aporte inicial sumó 10 millones de dólares. JER se convertía en el principal socio estratégico del holding argentino. "El aporte de capital será destinado a emprender actuaciones que Euromayor está llevando adelante en estos momentos y al desarrollo de proyectos cuyo inicio está previsto para lo que resta del año en diferentes lugares del país", rezaba la nota del acuerdo.
Las dos empresas explicaban así sus objetivos empresariales: "Entre los principales proyectos llevados a cabo por el grupo se cuentan los countries Las Delicias -el primer country para residencia permanente en Argentina-, Lomas de La Carolina, El Bosque, o la Ecipsa Tower, el primer edificio inteligente de Argentina. En la actualidad, el grupo, a través de Euromayor, desarrolla proyectos como Valle Escondido, el primer master planned community del interior del país, Tierra Alta Ecopueblo; Ecipsa Center, complejo de torres de usos mixtos; Valle del Golf, que incluye la cancha de golf de 27 hoyos desarrollada por Nicklaus Design; el complejo de torres residenciales Casa Magna en Mendoza, y el plan de viviendas Natania para sectores de ingresos medios que se aplica en importantes ciudades argentinas".
Ecipsa cuenta con proyectos de inversión por 305 millones de dólares, incluidos los de Euromayor, que cotiza en la bolsa de Buenos Aires. Ecipsa es socio en un proyecto de oficinas en Córdoba con el ex ministro de Economía de Augusto Pinochet Hernán Büchi, informa Alejandro Rebossio.
Sus desarrollos suman más de 2.000 hectáreas, zonas comerciales, viviendas unifamiliares, resorts camperos con zonas de golf, torres con decenas de apartamentos, suelo para oficinas, apartoteles, etcétera. En suma, gestiona e invierte fondos propios y ajenos en el sector inmobiliario bajo un criterio de "alto riesgo".
"Son como los fondos de riesgo del mundo inmobiliario. Toman decisiones muy arriesgadas. No son tan seguros como los fondos de inversión inmobiliaria europeos", dice un experto. JER define así su labor: "Focalizar inversiones inmobiliarias en función de su valor de oportunidad y estrategia".
Ha manejado fondos por más de 16.000 millones de dólares. Y para esta labor ha sido crucial el trabajo de su consejo asesor global y europeo, cuyos miembros son pura pata negra: "Alto nivel, expertos con muy buenas conexiones que toman un papel activo en nuestro negocio". El último país alcanzado por los tentáculos inversores de JER es Rusia.
JER no detalla los integrantes de su consejo global de asesores, pero sí su consejo europeo, en el que solamente figura una personalidad española, Ana Patricia Botín, la presidenta del Banesto. En dicho abanico figura también el ex administrador de la fortuna de Aga Khan.
