La industria turística del «time sharing» ha movido en las Islas alrededor de 2.451 millones de euros, lo que sitúa a la multipropiedad en Canarias como «la segunda industria de todo el sector turístico». Así lo explicó Ignacio Navas, participante en la primera Jornada del Observatorio de la Vivienda que el Consejo General del Notariado.
«El 50 por ciento de los 237 complejos que hay en España están en el Archipiélago canario, es decir, unos 118. A nivel nacional, hay 850.000 familias que están interesadas en el negocio de la multipropiedad, con lo que mueve una cantidad de dinero formidable», explicó.
Para Navas, la globalización del turismo, la trivialización del transporte aéreo y la facilidad para acceder a lugares de lejanía son las ventajas que hacen de la multipropiedad un negocio atractivo. «Tengan en cuenta que entras a formar parte de un club de vacaciones que te permite viajar por todo el mundo, y en ese sentido Canarias es un lugar muy atractivo». Comprar una semana de vacaciones al año de un apartamento en un lugar turístico cuesta en estos momentos una media de 8.600 euros, y una cuota anual cercana a los 290 euros.
La multipropiedad «es una industria extraordinaria que genera mucho dinero, y como tal debemos cuidarla», dijo Navas, que explicó que las jornadas servirán para debatir si la Ley de 1998 que trató de regular y controlar la multipropiedad «es suficiente».
Navas no ocultó que «alrededor de la multipropiedad sigue habiendo multitud de fraudes y una gran agresividad comercial en la venta de partes de apartamento».
El argumento de los notarios es que la venta en el extranjero se hace «sin la intervención de ningún fedatario público» y que, a consecuencia de eso «puede haber fraude». Así, consideran que sería necesario para evitar problemas «la obligatoriedad de la escritura pública y la intervención de un fedatario español» en la venta de apartamentos radicados en España.
