Los fraudes de multipropiedad afectan a más de 500 familias de la Comunidad.
La Marina Alta alberga un importante número de complejos de tiempo compartido.
Más de 500 familias de la Comunidad Valenciana han denunciado ser víctimas de estafas relacionadas con la multipropiedad, según cálculos de la Asociación de Consumidores y Afectados de Mundo Mágico, Acama.
La OCU ha recibido en lo que va de año unas seiscientas reclamaciones y consultas sobre este sistema.
Los nuevos tipos de estafas se expanden con rapidez. La Asociación de Consumidores y Afectados de Mundo Mágico, Acama, estima que existen más de quinientas casos en la Comunidad de afectados por fraudes de empresas dedicadas al aprovechamiento por turno de inmuebles. Según el abogado de esta organización, Francisco Damián Vázquez, la mayoría de las reclamaciones detectadas por la asociación y que corresponden a la Comunidad Valenciana guardan relación con la sociedad Mundo Mágico, dedicada a la venta de vacaciones en complejos de tiempo compartido.
Hasta 4.000 personas, según Acama, podrían estar afectadas en España por los presuntos fraudes realizados por Mundo Mágico, empresa que en la Comunidad Valenciana operaba en una delegación en Calpe y otra en Valencia. Málaga, Marbella, Tarragona, Madrid y Barcelona son las otras poblaciones que encabezan el número de reclamaciones que recoge la asociación por fraudes relacionados con la multipropiedad.
Por su parte, la Organización de Consumidores y Usuarios (OCU) advierte de la necesidad de asesoramiento y precaución en la iniciación de los trámites para adquirir el derecho de aprovechamiento por turno de inmuebles ante el aumento de las demandas relacionadas con la multipropiedad en los meses de verano. De hecho, de las 593 reclamaciones y consultas nacionales que la OCU ha recibido en 2003 sobre este sistema, el 44,68% se re gistraron a partir de junio.
Pedro Hernández, portavoz nacional de la Unión de Consumidores y Usuarios, señala que la mayoría de complejos de time sharing o tiempo compartido de la provincia están ubicados en la Marina Alta, en localidades como Dénia, Calpe o Torrevieja. Esta fórmula, heredada de las sociedades nórdicas y canadienses, 'funciona muy bien en el norte de Europa', explica Hernández, ya que permite disfrutar de un lugar estable para las vacaciones anuales por un precio sustancialmente más reducido que el importe por una segunda vivienda.
El portavoz nacional de la UCE señala que el éxito de este sistema de arrendamiento en Europa 'se debe en parte a que está orientado especialmente a personas de la tercera edad o ya jubiladas, y no a familias o parejas jóvenes como ocurre en España'. Pedro Hernández considera que 'la confusión a la que ha llevado la multipropiedad en España se debe a técnicas de mercadotecnia agresivas y a la inexistencia de una cultura de alquiler como en otros países'.
Hernández señala que en España existe 'una cultura de propiedad muy arraigada' . Por ello, reitera que mediante esta fórmula no se compra un inmueble, sino que se obtiene el derecho a vivir en él durante un periodo determinado.
